A simpler way to explore zoning and land improvement potential.

byright.ai is an early beta tool designed to help you research properties more efficiently by bringing together public parcel data, zoning context, and ordinance-aware guidance in one place. It’s intended for early research and education — not a final determination.

What can I use this tool for?

  • Prospecting parcels for development:
    • Find all parcels in the county that permit a specific use (i.e. duplex or triplex)
    • View or measure parcel dimensions or area
    • Instantly see all permitted uses for a given parcel
  • Quick look-ups of parcel-specific information, including:
    • Which Zoning district is this property in?
    • What is the FEMA flood zone classification (if any)?
    • Setbacks and development standards, including alternate rules/exemptions that may improve development potential
    • Public county data (owner information, appraised value, sale info, etc.)
    • Is this property within any Zoning overlays that have different constraints?
  • Use “Ask AI” to ask land improvement or development-oriented questions about a specific parcel or in general. The tool considers key parcel metrics to help you think through what may be possible or what you need more guidance on from your local planning department.
Example questions
  • “What do I need to consider if I want to install a pool at my house?”
  • “Does it look like an ADU would be allowed here?”
  • “Do you think this parcel could fit a duplex?”

How it works

  • We use AI to standardize and structure key criteria from the zoning ordinance, turning verbose and scattered text into organized structured data that you can use to make decisions.
  • Couple that with public parcel/property data points, and you can get a clear, basic understanding of how to maximize your opporunity to improve a specific piece of land.

A quick note about the beta

  • This is an early beta and coverage is currently limited.
  • Some rules, overlays, or edge cases may be incomplete or interpreted differently by your local municipalities planning staff.
  • Always confirm with the municipality/planning department before making decisions.
